MANAGEMENT AND MAINTENANCE

Our community management team is available and ready to assist you during office hours: Monday–Friday, 9:00 AM–6:00 PM, and Saturday, 10:00 AM–5:00 PM. At Gaines Investment Trust, we pride ourselves on providing exceptional customer service and being responsive to our residents’ needs.

For after-hours emergencies, our on-site maintenance team is always on call and prepared to assist promptly.

Yes! Villas at Katy Trail provides on-site maintenance personnel during regular office hours to ensure prompt service and resident satisfaction. Our maintenance team is available Monday–Friday from 9:00 AM to 6:00 PM and Saturday from 10:00 AM to 5:00 PM.

For after-hours maintenance emergencies, simply contact the office phone number, and our on-call maintenance team will respond as quickly as possible.

No, your presence is not required during a scheduled maintenance visit. Our trusted maintenance technicians are authorized to enter your apartment to complete requested repairs while ensuring your home and belongings are treated with care and respect.

If you prefer to be present during the visit, please let the office know when submitting your service request so we can accommodate your schedule.

For maintenance requests, please submit a service request through your resident portal or contact the leasing office during business hours. This ensures that your request is properly documented and assigned to our maintenance team as quickly as possible.

Please note that our team can only perform maintenance or repairs related to the apartment and community. We are unable to assist with personal items or situations that could present a liability (such as moving furniture, handling resident property, or performing non-apartment-related tasks).

For after-hours emergencies, please call the office number to be connected with our on-call maintenance technician.

If you are locked out during office hours, please contact the leasing office for assistance. Our team will do their best to help you regain access, depending on staff availability and verification procedures.

If you are locked out after office hours, you will need to contact a licensed locksmith for assistance at your own expense. For security reasons, our staff is unable to provide after-hours access to apartments.

AMENITIES

Yes! Villas at Katy Trail offers a six-level parking garage for our residents, accessible through a controlled access gate for added security and convenience.

Resident Parking: Available inside the parking garage with authorized access.

Guest Parking: Designated visitor parking spaces are located on the first level of the garage. Guests are not permitted to park beyond the visitor area.

Curbside Parking: Limited parking is available along the exterior curbs.

Office Parking: To allow easy access for visitors and deliveries, residents are asked not to park in front of the leasing office during business hours.

Yes! Villas at Katy Trail is a pet-friendly community — we love our four-legged residents. Our community even features a dedicated dog park for your pets to play and socialize.

Each apartment at Villas at Katy Trail features a complete suite of white appliances, offering a clean, bright, and timeless look that complements any decor style. Our kitchens include a refrigerator, range, dishwasher, and microwave, providing both function and style for everyday living.

The fresh, classic white finish enhances the open feel of the space — perfect for residents who appreciate a crisp, modern aesthetic.

At this time, Villas at Katy Trail does not offer furnished apartments. However, each home provides a spacious, open layout that’s perfect for customizing with your own personal style and furnishings.

ADMINISTRATIVE AND LEASING

Once all required information and documentation have been received, the application approval process typically takes up to 24 hours.

In some cases, additional verification may be needed, which could extend the processing time slightly. Our team works diligently to ensure a smooth and timely approval process and will keep you informed every step of the way.

For your convenience, Villas at Katy Trail offers multiple payment options:

Online Payments: Easily pay your rent through the resident portal using a checking account or approved electronic payment method.

In-Office Payments: Personal checks or money orders are also accepted in the leasing office during business hours.

We encourage residents to take advantage of the online payment system for the fastest and most convenient experience.

Yes. All residents at Villas at Katy Trail are required to maintain renter’s insurance with a minimum of $100,000 in liability coverage throughout the duration of the lease.

You may enroll in the renter’s insurance program offered through our community or provide proof of coverage from your own insurance provider. This policy helps protect you and your neighbors in the event of accidental damage or loss.

Residents at Villas at Katy Trail have the flexibility to choose their preferred internet and cable provider. Service options may vary by unit location.

Before moving in, residents must set up electricity service with their chosen provider and provide the account number to the leasing office. Utilities should be scheduled to begin on your official move-in date to ensure uninterrupted service.

At Villas at Katy Trail, water and trash services are not included in the rent. These utilities are billed separately and added directly to your resident account each month for convenience.

Rent and utilities are due on the 1st of each month, and you can easily view your charges and make payments through the resident portal.

Exit at Lemmon Avenue, head east toward Uptown, then turn right onto Maple Avenue. Continue straight—Villas at Katy Trail will be on your left, near the intersection of Maple Avenue and Carlisle Street.

Yes. In addition to rent and utilities, residents at Villas at Katy Trail are responsible for a few standard monthly fees, which help maintain the convenience and quality of our community. These include:

For the safety and privacy of all residents, subletting and short-term rentals (including Airbnb, VRBO, or similar platforms) are not permitted at Villas at Katy Trail.

All residents must be approved leaseholders listed on the rental agreement. This policy helps us maintain a secure, comfortable, and community-focused living environment for everyone.

Yes. To ensure a peaceful environment for all residents, quiet hours are observed beginning at 11:00 PM each night.

If you’re interested in reserving the clubhouse or other communal spaces for a private event, please contact the leasing office for availability, requirements, and rental details. Our team will be happy to help coordinate your reservation.
